Scan-to-BIM.

We convert LiDAR point clouds into Revit models at your required Level of Detail — LOD 200 through LOD 400. ISO 19650 aligned. Glasgow-based, serving architects, engineers, and BIM managers across the UK.

Scoped to your design stage.

LOD 200

Concept

Basic massing and approximate geometry. Suitable for early-stage feasibility and design option studies.

LOD 300

Design

Accurate geometry with defined dimensions. The standard for most design coordination.

LOD 350

Construction

Detailed elements with connections and interfaces. For coordination and clash detection.

LOD 400

Fabrication

Fabrication-ready detail including assembly information. For specialist trade packages.

How it works.

01

Scope

We confirm LOD, element list, tolerance, and file format against your BEP.

02

Scan

Site captured with LiDAR, registered against control.

03

Model

Revit model built from the registered point cloud at the agreed LOD.

04

QA

Model audited against the point cloud. Deviations documented.

05

Deliver

You receive the model, point cloud, and audit report.

What you receive.

Every model ships with its source point cloud and an audit report.

Native Revit Model (.rvt)
IFC Export
COBie Data (if scoped)
Model Audit Report
Source Point Cloud
2D CAD Extractions (DWG)

What teams build with our models.

Retrofit & refurbishment design

Design against geometry that matches reality. No re-survey visits, no "existing drawings were wrong" variations.

Clash detection

Coordinate new services and structure against accurate as-built models before anything reaches site.

Heritage BIM (HBIM)

Parametric records of historic structures for conservation management plans and grant applications.

Golden thread & building safety

Accurate digital records of higher-risk buildings to support Building Safety Act duties and the golden thread of information.

Facilities & asset management

Models structured for CAFM handover — spaces, assets, and COBie data your FM platform can ingest.

Tender & contract documentation

Issue bidders a model that reflects the real building. Tighter prices, fewer claims, faster tender returns.

Common questions.

What Revit version do you deliver in? +
Typically 2022 or 2024. Tell us your version at quote stage and we will match it. Downgrade to 2019+ is possible via IFC round-trip.
How accurate are your models? +
We model to the tolerance agreed in your BEP. Deviation from the source point cloud is always documented in the audit report so you can verify the data against the scan.
Do you follow a specific BIM standard? +
Yes. We align to ISO 19650 and BS 1192 where relevant. Provide your BEP at kickoff and we will work within it.
How long does modelling take? +
A 1,000m² LOD 300 model typically takes 2–3 weeks from scan completion. LOD 400 or highly detailed heritage work takes 4–6 weeks. Fixed-price quotes include milestone reviews.
